Someone requested to see other rooms in the “Staged to sell” blog I wrote previously. This is the before and after of the master bedroom, (she was packing, thus the mess). To get this ready to sell, I purchased 2 bedside chests. All the bedding came from a model home resale store. New lamps and pictures from HomeGoods. Drapes are a king size sheet cut in half and seamed for a rod pocket. Matching pillow cases on the bed, from Wal-Mart. The dishes were the clients and the pine units (we wanted to paint or stain them a dark brown but didn’t have time). The wall color was there, a dark beigh. It looked fabulous with the blue accessories. Very simple changes but it made a big difference in the look of the room. For the short time and budget we had to work with, it came together pretty good.

LOVE IT Do you LOVE IT?

1. Really nice Cathy. I love the crispness of the white on the bed against the wall color. The pine wall unit did need somewhat of an update, but later. You did a great job on a budget. Just how I like to decorate. Keep your before and afters coming!

2. The room looks wonderful. Small changes, big impact for not a lot of money. How did you find a model home resale store? I’m not a decorator would I have access to a store like that?

5. To # 1 Hello Lynn, Nice to talk again ( if your the same Lynn). Yes, the bedding worked well. I like solid color bedding, then you can add patterns and textures in the pillows, upholstery etc. Always good to hear from you.

To # 2 Hi Linda, Many areas of the country have stores that sell model home furnishings. Look them up under, Resale furniture, Used furniture, Model Home furniture… Anyone can go in and purchase these items. Some things are a little faded or scratched but you can get some good deals. Thanks for asking.

7. My previous house was on the market two and a half months with no takers. I hired a staging/organizing expert, who gave me a report on what to do with every room, and went to HG to buy some rugs and other small objects to dress it up. The house sold two weeks later! Now that the market is so soft, staging is particularly important since buyers now expect it, having watched HGTV and other channels.

8. What is staging? Is it the way or style you decorate?

by colie — 7/2/07 at 8:17 pm #

9. Hello Brenda,
Yes, staging a house to sell will sell it faster and for a higher price than you think. Sounds like you did all the right things to get your home sold by staging it. Enjoy your new home.

10. Hello Colie,
Home “Staging” is a relatively new term, meaning “setting the stage for a show”.
The show is your home looking its best to show and sell quickly. Home staging focuses on improving a property by making it appealing to the largest number of buyers. The Stager, is a design professional, that works as a team with the homeowner and real estate agent transforming it into a welcoming, attractive, and appealing product to sell. Its creating a model home look that will attract buyers. The results are, a home will usually sell quicker and for more money than a non-staged home. Go to “Home Staging” online for more info. Thanks for your great question.

11. Do you have any suggestions for decorating a bedroom of an 11 year old boy?? Transitioning from trucks, planes and cars to an older theme which will carry on into teenage years. Lot’s of examples of girls rooms, but need help for the boys.
Thanks

12. Hello Lucy,

Yes, this will probably be one of the last times to decorate before he’s all grown up. A few suggestions…
1. Buy good sturdy full size classic furniture that could be used in a guest room later. (even a queen size bed if room permits).
2. Themed rooms are fine…skateboarding, sports, cycling etc. but they may have to be changed in a few years. Don’t sink alot of money in the design.
3. Paint is your best friend… paint wide horizontal stripes(24″-32″) around the room, project a graphic (skateboarder) onto a large wall, trace it and paint it in., Paint a bright accent wall behind the bed, Paint one wall with blackboard paint for a grafetti wall. Have a picture of child (skateboarding or?) have it blown up to fit most of a wall.
4. Buy a large 4′x8′ sheet of foam or fiberboard, paint it, hang it on the wall and use as a big bulletin board.
5. Stencil all over the walls or above a chair rail, or a border. .. basketballs, sports team hats, skateboards, anything hes interested in. Its just paint and can be changed later.

Go on line and google ” Decorating teen rooms”. Pottery Barn has some great teen room furniture and accessories. Go to “Pottery Barn Teen”.
Go look through all the model homes in your area. Great ideas there.

A few ideas for you.
Good luck!

15. Dear Cathy,
I really appreciate how you take the time to give us all some wonderful ideas and valuable advise. It seems that we are very interested in your findings at these model home furnishings stores, are there any in South Florida or a GREAT consignment shop that you recommend?

by Maggie — 1/23/08 at 7:07 pm #

16. Hello Maggie,

Thank you for your nice comment…its nice to know your appreciated.
Model home furnishings stores are probably in or near areas that have had new home building going on. I don’t know of any stores in South Florida but look online or in the phone book under resale furniture, used, model home furniture. Or, go in some model home offices and ask them where they sell their furniture after the homes are sold out. Call a decorator in the area, they know the ins and outs. The same for furniture consignment stores.
Good luck finding some places. You can get some great buys.
